What the Free Roof Inspection Is
A Keys Roofing roof inspection costs nothing and carries no obligation to hire us. We walk the roof the same way every time, starting at the ridge and working down to the gutter line section by section, and photograph the same points on every roof, so we can tell you honestly whether what we see is normal wear or something that needs attention now. The photo record turns "trust us" into "look for yourself." Kaleb, who owns Keys Roofing, is on job sites personally, inspecting and documenting.
What We Photograph, Ridge to Gutter
- Shingles: granule loss, cracking, curled edges, lifted tabs, exposed nail heads, and mismatched or amateur repairs from past work.
- Ridge: cracking along the cap seams, whether the nailing pattern is holding, and how the ridge ventilates. The ridge takes the most sun and wind on the roof.
- Valleys: intact valley flashing, shingles properly cut or woven into the valley, and granule buildup that could dam water.
- Pipe boots and penetration flashing: every boot checked for cracking, shrinkage and a proper seal at the base, because boots often fail before the shingles do.
- Vents: vent flashing, screening and airflow, so heat and moisture actually leave the attic.
- Gutters: pitch, hanger spacing, seams and debris along the full run.
- Downspouts: discharge points, extensions, and whether water is carried away from the foundation or left to pool.
The reasoning behind each stop is in how we inspect a roof: what we photograph and why.
Photos First, Then Any Scope or Price
After the inspection we go through every photo with you, plainly, before we talk about scope or cost. You hear whether the roof has storm damage, normal wear, or nothing to worry about. If a roof does not need work, we say so. If it does, the photos are the reason, not a sales pitch. We do not invent damage, and we do not talk anyone into a replacement they do not need. We document every inspection this way so you are not relying on memory alone if an insurance adjuster ever walks the roof.
The Free Pre-Storm Inspection
The Keys Roofing pre-storm inspection is completely free: no charge, no obligation, no strings. We photograph and document your roof before Missouri storm season, so if hail or wind hits later and you file a claim, there is a record of the roof's condition before the storm, whether you need us tomorrow or three years from now.
Late summer is its own season here. Heat softens sealant strips and ages asphalt, then storms arrive with straight-line wind and sometimes hail. Before storm season we put extra weight on ridge caps, the sealant bond on shingle edges, pipe boots and valleys. Cracked or loose ridge caps are the most common thing we find in August, and they are usually a simple fix if caught early. See getting your roof ready for late-summer storms in St. Louis.
Between inspections, you can watch from the ground for lifted or wavy shingle tabs, granules at the bottom of downspouts, and sagging or overflowing gutters. We walk through those checks in reading your roof after a storm, from the ground.
Inspections After Hail or Wind
After a storm, the inspection follows the same order with more attention to impact marks and wind-driven entry points: soft spots and granule loss in the shingle field, ridge and valleys, flashing at walls, chimneys and penetrations, gutter seams and hangers, and any prior patch work that failed under new weather. Soft metals hold dents at hail sizes shingles can shrug off, so we photograph vents, gutters and downspouts too, plus collateral like AC condenser fins and window screens. We tell you straight whether what we found is worth an insurance claim, and sometimes it is not. More in what we look for after hail and on our storm and hail damage page.
